Educational Nature of Our Services
The information, content, and communications we provide are for educational and informational purposes only. They are not legal, tax, financial, or investment advice. Consult appropriate qualified legal, tax or financial professionals for advice about your circumstances. HECM counseling is provided by HUD-approved agencies; counseling requirements for proprietary products depend on the program and applicable law.
This page is educational information, not an offer to lend. Scenarios are estimates, not a loan quote, approval or guaranteed proceeds.
No Application or Approval
Submitting a website inquiry or requesting educational information through Goff Housing Solutions does not by itself constitute a loan application and does not guarantee qualification or approval. A formal mortgage application is handled through the originating lender and is subject to applicable program requirements, underwriting, appraisal, title review and final approval.
Reverse Mortgage Disclosures
Reverse mortgages include FHA-insured Home Equity Conversion Mortgages (HECMs) and private proprietary programs. HECMs follow HUD requirements; proprietary eligibility, limits, features and protections vary by lender and program. Reverse mortgage balances generally grow as interest and applicable fees accrue. Borrowers must meet applicable property-charge, maintenance and occupancy obligations. Failure to meet loan obligations may cause repayment to become due. Repayment events, spouse protections and heirs’ options depend on the program, loan documents and applicable law.
HECMs generally require independent HUD-approved counseling; qualifying HECM refinances may meet waiver conditions. Proprietary counseling requirements vary by program and applicable law.
A sale, death, specified occupancy change or failure to meet obligations may trigger repayment, subject to applicable co-borrower and spouse protections. The servicer should be contacted promptly to understand repayment options and deadlines.
When repayment is triggered, heirs or the estate should contact the loan servicer promptly to understand applicable payoff requirements, deadlines, extensions and available options. HECM heirs’ options and non-recourse protections follow FHA requirements; proprietary provisions depend on the loan documents, program and applicable law.
