Goff Housing Solutions is a reverse mortgage education and origination business serving homeowners aged 62 and older in Alabama, Florida, and Georgia. Loans are originated through our lender partner, Total Media Management LLC dba Worthington Mortgage. Licensing details are provided in Section 11.
2. Eligibility
The reverse mortgage programs we discuss are designed for homeowners who are aged 62 or older and who own a qualifying primary residence in Alabama, Florida, or Georgia. By submitting a form or contacting us, you confirm that you are at least 18 years old and that the information you provide is accurate to the best of your knowledge. Final eligibility for any reverse mortgage program is determined by the lender and applicable federal and state guidelines.
3. Educational Nature of Our Services
The information, content, and communications we provide are for educational and informational purposes only. They are not legal, tax, financial, or investment advice. You should consult a qualified attorney, accountant, financial planner, or HUD-approved housing counselor before making any decision related to a reverse mortgage or your home.
4. No Application or Approval
Submitting a form, requesting information, or speaking with us does not constitute a loan application and does not guarantee that you will qualify for or be approved for any reverse mortgage product. A formal application is required for any loan, and all applications are subject to underwriting, appraisal, title review, and final approval by the lender.
5. Information You Provide
You agree to provide information that is true, accurate, current, and complete. You understand that we may rely on the information you provide to determine preliminary eligibility, prepare for consultations, and route your inquiry to the appropriate licensed professional. 12. Reverse Mortgage Disclosures
A reverse mortgage is a loan that uses your home equity as collateral. The loan balance grows over time as interest and fees accrue. A Home Equity Conversion Mortgage (HECM) is a federally insured reverse mortgage program governed by the U.S. Department of Housing and Urban Development (HUD). HUD-approved counseling is required before a HECM application can be completed.
As a reverse mortgage borrower, you remain responsible for paying property taxes, homeowners insurance, any homeowners association fees, and for maintaining the property in accordance with the loan terms. Failure to meet these obligations can result in the loan becoming due and payable. The home must remain your primary residence. When the last borrower no longer occupies the home as a primary residence, the loan becomes due and payable. Heirs may keep the home by paying off the loan balance or refinancing into a traditional mortgage, or they may sell the home to satisfy the balance.
13. Disclaimers and Limitation of Liability
The website and all content, materials, and communications are provided on an “as is” and “as available” basis without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement.
